At what snow depth do you show up?
The standard commercial trigger is two inches, but we set it per contract. Medical, grocery, fuel, and 24-hour facilities commonly use a one-inch or zero-tolerance trigger with continuous service through the storm. During long lake-effect events we run repeat passes rather than waiting for the storm to end, so accumulation never gets ahead of the equipment.
Do you offer per-push or seasonal pricing?
Both. Per-push suits properties that want to pay only for the snow that actually falls, and is often cheaper in a mild winter. Seasonal contracts give a fixed monthly cost, priority routing, and predictable budgeting through an unpredictable Midwest winter. We can also write a hybrid — seasonal plowing with salt billed per application — which is common for retail and HOA properties.
How fast do you respond after a storm?
Contracted properties are on a route with a guaranteed window: typically cleared before opening for daytime businesses, and within a few hours of storm end otherwise. Dispatch is staffed 24/7 from November through March, and we monitor radar so pre-treatment goes down before the first flake rather than after ice has bonded to the pavement.
Do you salt walkways and entrances as well as the lot?
Yes. Sidewalks, entries, ADA ramps, and crosswalk areas are serviced with the lot when included in the contract, using shovels, walk-behind units, and hand-spread ice melt selected for the pavement type. Concrete walks under five years old get a calcium- or magnesium-based blend rather than straight rock salt to avoid surface scaling.
What happens when the snow pile has nowhere left to go?
After a heavy season, piles start eating parking stalls, blocking sightlines at drive aisles, and melting back across the lot as ice. When that happens we bring in a loader and tandem dump trucks and haul the snow off site to an approved location. Hauling is quoted by the load or by the hour, and we can schedule it overnight so you do not lose parking during business hours.
Are your snow services documented for liability purposes?
Yes. We provide time-stamped service records for every push and every salt application, including the material used and conditions at the time. Property managers and insurers routinely ask for this documentation after a slip-and-fall claim, and having a dated log from a licensed and insured contractor is the strongest defense you can have.
